NYC Local Law 84 requires that all buildings in the five boroughs with more than 50,000 square feet of floor space collect and report their energy (gas, electric, steam, oil) and water consumption every year. That information is then uploaded into the Energy Star Portfolio Manager and a score of 1 to 100 is returned. The higher the score, the more efficient the building. The reason behind the law is that building owners can’t manage (or reduce) what they don’t measure.
Owners and property managers may be surprised at how low their buildings score, even newer buildings. A score of 40 means that your building is more efficient than 40% of similar buildings located throughout the country. A score of 75 or above qualifies your building for an Energy Star rating.
